Security

Investors benefit from a strong asset-backed position. As of Q1 2023, the Group holds net assets with a fair market value of £14 million, which support the company’s liabilities and provide tangible downside protection. In the unlikely event of a default, a Security Trustee is legally empowered to enforce the sale of these assets to ensure repayment to investors.


The company also acquires land sites below market value, strengthening the security position and enhancing overall project returns.


How Can We Afford to Pay Higher Rates Than the Banks?

Investor capital is used to purchase development land, securing sites at below-market prices before construction begins. Once planning is in place and the site is ready for build, Verto draws down senior development finance from institutional lenders—such as Octopus Real Estate—to fund the construction phase. This debt is typically secured at interest rates of 7–9%, allowing investor capital to be deployed earlier in the project lifecycle where the risk-adjusted returns are higher.


By entering at the land acquisition stage and leveraging bank funding for construction, investors earn a higher return than traditional bank deposits—while being secured against real, tangible assets.
